With Easter and Passover holidays behind us, typically the Spring market finds its second gear.

That seems to be the case as May gets underway, with 112 new listings this week. With mortgage rates helping (see below), we may continue to see a relatively dynamic market as summer eventually approaches.

Mortgage Market in Review:

While it has been a slower than normal start to the Spring real estate market, home shoppers did sign 3.8% more contracts to buy existing homes in March compared with February. This is according to the National Association of Realtors’ Pending Home Sales Index. While this increase was higher than what analysts had predicted, it is still 1.2% lower than where we were in March 2018. This was also the 15th straight month of year over year declines.

The good news for homebuyers, as well as those consumers looking to refinance, is that mortgage rates have remained extremely favorable. While rates are not at their lowest point of the year, they are lower than where they were at the beginning of 2019. This has helped keep monthly payments at an affordable level. Now that we are seeing an increase in inventory, albeit a marginal increase, this should give prospective buyers more options.
